Brookwater was a sub-consultant and provided irrigation plans. Complete irrigation design, water calculations per MWELO and EBMUD Section 31, and specifications were provided. The entire park has irrigation. We provided specifications for two 2-wire weather based controllers.

The project has a community center, courtyard, and outdoor dining areas. The building includes landscaping on the ground, third, and fourth floors. The third floor consists of garden courtyard adjacent to a community room. The fourth floor has an extensive roof garden.

The new irrigation system connected to an existing system, so coordination with city staff was essential.
